FAQ’s from Tenants

How do I apply to rent a home? Please call our office to set an appointment with a Leasing Agent to view the property you are interested in. Upon viewing the property, you can complete an application with the Leasing Agent. Applications are processed "first come, first served". The application received first will be processed first.

Who must complete an application and what are the requirements? All adults age 18 and over must present photo identification and complete an application. The income requirement is 3 times the monthly rent. We will check your landlord and employment references to determine your ability to pay the rent on time and to take care of the property.

How much is the application fee? All individuals completing an application must pay a $25 non-refundable fee with the application.

What does the application fee cover? The application fee will cover the processing of credit, employment and residential history. We use CBI/Equifax and National Tenant Network to help process the background check.

Do we need “perfect credit” to qualify? No, but good credit is always helpful.

How long does it take to get “approved”? Usually we can complete the approval process within 24 hours from when the completed application has been submitted.

What if my application is denied? The application fee is spent when we process the credit and perform the background checks. This is why the application fee is non-refundable.

When will the application fees be deposited? The application fee will be deposited as soon as processing starts and becomes non-refundable at that time.

How much is the security deposit? Usually the security deposit is set slightly higher than one month's rent. The amount of security deposits are based on the monthly rental rate and the credit worthiness of the tenant. The security deposit is paid before you move in and must be paid by certified funds (cashier's check or money order). All security deposit funds are maintained in a trust account as required by State real estate regulations until they are either refunded to the tenant upon the successful move-out inspection or are forfeited to cover damages caused by lease violations.

How much is the pet security deposit? The pet addendum, and any related deposit or fee is negotiated on a case by case basis but usually starts at $300 per animal. Our rental lease and pet addendum requires that the tenant have the property professionally treated for fleas (if necessary) and the carpet professionally cleaned once they move out. All security deposit funds are maintained in a trust account as required by State real estate regulations until they are either refunded to the tenant upon the successful move-out inspection or are forfeited to cover damages caused by lease violations.

What are the total move-in fees? The first month's rent and the security deposit are due at the time that the rental lease is signed regardless of the day of the month. If you move in during the middle of a month the prorated rent charge will be due on the first day of the second month you are in the property.

How long is the lease period? Generally our leases are for a period of no less than 12 Months.

When is the rent due? Rent is due on the first of each month. A $95.00 late fee is assessed if we have not received your rent by the 5th day of the month. The late fee increases by $20.00 per day until the rent is paid.

Can I pay my rent online? Yes, rent can be paid online. Online rent payments must be made on the first of each month. We can also arrange to have your rent paid automatically on the first of each month. With this FREE service, you can avoid any late fees because your rent will always be paid on the first of the month without you having to remember to make the payment.

Does the landlord pay for the water and trash? Typically, the tenant is responsible for paying for all utility services.

Does the landlord pay the HOA fee? Yes. This fee is generally paid when the property mortgage payment is made.

Does the rent include landscape maintenance? Typically, the property owner will pay for this service. Your lease will explain this in detail. The tenant is typically only responsible for maintaining the landscape in a green, healthy condition by watering properly.

Can I paint the interior walls? Typically the property owner will require the tenant to submit a sample of the color that they wish to paint. They will then either approve the color change or not. Some times they approve the color change but require the tenant to return the walls to the original color upon vacating the property. It is also generally required that any painting be completed in a professional manner.

What are the penalties for early termination of the lease? If you decide to move out prior to the end of the lease term then you will be required to give us 60 days written notice, pay rent through that 60 day notice period, and pay a penalty. The early termination fee is equal to the rent due during the remaining lease term. There are also additional leasing and advertising fees that will apply.
