Executive Home Rentals ensures that your property is consistently occupied with qualified tenants through extensive screening of all applicants to verify adequate income, credit worthiness, freedom from unlawful activities or convictions, and confirm positive lease performance from past rental references.

Executive Home Rentals keeps your vacancies to a minimum, coordinates all maintenance projects, verifies the integrity of the work performed, and negotiates the most competitive prices, obtaining multiple bids when appropriate. Your bottom line is our top concern!

Tenant Relations

Our team is available to answer tenant calls and confront tenants on tough issues like collecting rent or taking care of the property. If necessary, we will initiate eviction proceedings, while carefully methodically adhering to all local and state statutes.

We collect rents in a timely manner, serve late notices, or other notices to perform, as required, and follow up with Unlawful Detainer procedures (evictions) and court appearances, as needed. We provide you with monthly and year-end financial statements, periodically schedule interior maintenance and safety assessments, and provide you with written reports regarding the condition of your property.

Move-in/Move-Out

We handle all inspections for tenants moving in or out, security deposits, accounting reports and mailing back any refunds due.

We evaluate the rental market to determine if your property is due for a rent increase and serve the tenants accordingly. Yet, we will suggest when we feel rents should remain stable due to the current market or for a long-term tenant, rather than risk a vacancy and turn-over, refurbishing and advertising costs. These suggestions will be discussed with you near the end of current leases or periodically when tenants are coming up on a monthly agreement. We pledge to keep in touch, so you'll still feel connected to your investment property. We are committed to building value for our investor clients. Please know that you can call to discuss your property any time and that if you do not hear from us regularly, in addition to the monthly reports, it is only because we are handling all the maintenance and tenant issues and everything is running smoothly.

Our rates are very competitive and can be as low as $99 per month, but never higher than 10% of the gross monthly rental rate. Discounts are available for multiple rental units, held by one owner/group. Higher income properties sometimes tend to warrant a lower fee (within above range). Executive Home Rentals currently manages more than 150 investment properties, and we are thoroughly familiar with every aspect of property management. And… there’s an additional benefit to you—the leasing and management fees are generally tax deductible*

Multiple Property Concessions

For each new property that a client brings to us, we credit the first month’s management fee for free. We also will give a free month’s management fee for referring new property owners to us!!
